Niche Living offers contemporary studio accommodation for both short and long stays across three of Dublin’s most connected neighbourhoods: Ballsbridge, Rathmines and Dún Laoghaire.

Niche Living is designed for flexible stays. You can stay for as little as one night, while long-stay accommodation is available for stays of one month and up to 12 months, subject to availability.
Yes. Whether you’re visiting Dublin for a weekend break, concert, event or business trip, you can book a short stay and enjoy access to Niche Living’s facilities throughout your visit.
Each studio is fully furnished and thoughtfully designed with a private en-suite bathroom, kitchen facilities and appliances, a dedicated work-from-home desk, high-speed Wi-Fi, comfortable sleeping and living space, and smart storage.
Bed linen, towels and kitchen equipment are also provided, so you can settle in from the moment you arrive.
Yes. Every Niche Living studio is your own private, self-contained space, complete with an en-suite bathroom and kitchenette. You can enjoy complete privacy when you want it, while still having access to Niche Living’s shared spaces and amenities.
Yes. Fresh towels and bed linen are provided for every stay.
Yes. Each studio includes a dedicated work-from-home desk and high-speed Wi-Fi, giving you a comfortable space to work privately.

Yes. We offer dedicated accessible studios designed to provide greater space, comfort and flexibility.
At 23sqm, they are larger than our standard studios and include thoughtfully integrated accessibility features such as a level-access shower, lowered kitchen appliances and a motorised Murphy bed.
Our accessible studios include fully enclosed private en-suite bathrooms with level-access showers, designed to make them easier to use for guests with mobility requirements.
Yes. Our buildings have been designed to accessible standards, allowing wheelchair users to access the same shared facilities and amenities as other guests and residents.
Yes. Our communal kitchens include accessible kitchen pods specifically designed for wheelchair users.
Yes. Guests staying in accessible studios have access to the same shared amenities as other Niche Living guests, including gyms, lounges, co-working spaces, cinema rooms and other communal facilities.

Check-in is from 3:00pm and check-out is by 12:00pm. Early check-in or late check-out may be available subject to availability.
Yes. If your studio isn’t ready when you arrive, our team can store your luggage until it becomes available. Luggage storage is also available after check-out.
Approximate taxi journey times are 20 minutes from Ballsbridge, 30 minutes from Rathmines and 40 minutes from Dún Laoghaire. Public transport options, including Aircoach services, are also available.
Our all-inclusive long-stay rates start from €1,995 per month.

Niche Living does not have on-site parking. Please contact our team before arrival and we’ll be happy to advise on parking options close to your chosen location.
Yes. Friends and family are welcome to visit. Overnight guests are also welcome, provided they are registered with reception in advance. Please note that studios have a maximum occupancy of two people for overnight guests.
Niche Living has been designed specifically for adults.
Pets are not permitted at Niche Living. Registered guide dogs and assistance dogs are always welcome.
At Niche Living, you have your own private studio with an en-suite bathroom and kitchenette, so there’s no need to share your kitchen or bathroom.
You can enjoy your own space whenever you want it, while shared lounges, co-working areas and amenities give you the option to connect with others when you choose. Regular housekeeping also means no cleaning rotas or shared household responsibilities.
